Inspecting Summerland's Historic Cottages

Founded in 1883, Summerland was a spiritualist colony before it became one of the world's first oil towns — and that layered history shows up in its homes. Streets like Lillie Avenue and the lanes climbing toward Lookout Park hold a remarkable mix: tiny Victorian-era cottages, beach bungalows, and contemporary builds, often on the same block.

These older cottages reward a careful, trade-trained eye. On a recent Summerland inspection we traced a charming 1900s cottage's quirks to a foundation pier that had settled, a long-abandoned knob-and-tube run still partially connected, and an unpermitted rear addition with no proper footing. A dedicated electrical panel inspection and, for older drains, a sewer scope are well worth adding on a home of this vintage.

Yes. Homes on the ocean side of the village are fully exposed to salt air and the marine layer, which accelerates corrosion of HVAC equipment, roof flashings, and exterior metal. We scrutinize these components and the building envelope for moisture intrusion.
