Common Santa Ynez Valley Findings
Rural acreage changes the inspection entirely. On a Valley property, the systems that decide your costs are rarely the ones a city buyer thinks about.
Private Well & Septic Systems
Most Valley homes are their own water and sewer utility. We evaluate the visible condition of well equipment and the septic system, and guide you toward the specialized testing a rural purchase needs.
Ranch & Equestrian Outbuildings
Barns, stables, workshops, and detached garages come with the parcel. We assess the accessible structure, roofing, and electrical of these outbuildings — not just the main residence.
Wildfire Exposure & Propane
Valley properties sit in high fire hazard country and run on propane, not natural gas. We note ember-vulnerable roofs and vents, defensible-space concerns, and the condition of the propane tank and its connections.
Field Expertise
Inspected & Managed
My background as a journeyman plumber is a real advantage on rural property, where wells, pressure systems, and septic decide your true cost of ownership. I give Valley buyers the technical clarity and contractor-ready data to buy a ranch with confidence.
Inspecting Wine-Country Ranch Properties
From the oak-studded acreage around Santa Ynez to the estates of Los Olivos and tiny Ballard, the Valley is a different kind of purchase. Parcels are large, driveways are long and private, and the home is only part of what you are buying — the well, the septic field, the outbuildings, and the land all carry their own costs.
On a recent Valley inspection we found a well pressure tank with a failed bladder short-cycling the pump, a leach field showing surface saturation, and a barn sub-panel that had never been properly bonded. None of those show up in listing photos. If you are looking at the Valley's towns rather than the ranch land, our Buellton & Solvang inspection page covers that side of the Valley.
