Inspecting Wine-Country Ranch Properties

From the oak-studded acreage around Santa Ynez to the estates of Los Olivos and tiny Ballard, the Valley is a different kind of purchase. Parcels are large, driveways are long and private, and the home is only part of what you are buying — the well, the septic field, the outbuildings, and the land all carry their own costs.

On a recent Valley inspection we found a well pressure tank with a failed bladder short-cycling the pump, a leach field showing surface saturation, and a barn sub-panel that had never been properly bonded.
