The Digital Property Record
Most inspections end their life as a PDF that gets read twice and filed forever. Ours begins one. Every Coastal Shield inspection creates a living record of the home: every system documented, every appliance on file, every finding photographed and priced, kept online for as long as you own the property.
The complete, dated, photo backed account of a property: its systems and their condition, its equipment with model and serial numbers checked against the federal recall database, its findings with local repair costs, its shut off locations, and its maintenance guidance. Created on inspection day. Useful every day after.

Every finding, mapped to the home
The record opens with a drawing of your home and every material and major finding pinned where it lives. Tap a marker and the record takes you to the full finding: photos, the trade that fixes it, and what that work costs in Santa Barbara County.
No two hundred page scroll. You see where the issues live before you read a word.

Every finding priced, photographed, and explained
Each finding carries the condition in plain English, the trade that repairs it, the urgency, a realistic local cost bracket, and a bottom line written the way we would say it standing in your driveway. Photos sit right on the card, and one tap adds the finding to a repair request or opens a question thread with your inspector.
This is what a finding should look like when the person writing it has spent fifteen years in the trades.

Model, serial, age, and a federal recall check
We photograph the data plate of every major appliance and system, record the make, model, serial number and age, and check each one against the official U.S. CPSC recall database. If a unit in your home has been recalled, your record says so.
Years later, when a repair tech asks what model your furnace is, the answer is in your pocket.

Your inspector's guidance, built into the record
Green Home Care Tip cards live alongside the findings: when to flush the water heater, how often to clean the dryer duct, which test buttons to press each month. Not generic internet advice. Guidance written for your home, by the inspector who walked it.
The record also keeps your shut off locations on file, so the one fact that matters most on a bad day is never lost in a drawer.
A living record online, a PDF whenever you need one
The record lives in your private portal behind a secure link, always current, with addenda added as dated attachments so the original never changes underneath you. Need a copy for a lender, an insurer, or a disclosure file? The full PDF downloads in one tap.
Sellers hand the record to buyers as proof of a documented home. Owners hand it to contractors instead of explaining from memory.
